New Housing Development – Building on the success of our Design & Build Team we have negotiated the design and full planning for a new housing development in South West Cornwall.
The scheme involves the Design of 5 detached 4 bedroom properties with access road and boundary treatments. Undertaking full surveys of the site and engaging the required professionals. Before submitting the scheme for a full planning application.
Executive Housing Camelford – The Construction of high end executive homes built in the traditional manner.
The project involves the construction of 6 4 bedroom homes laid out over an acre of grounds giving the detached properties a spacious feel. The houses are of traditional construction with the main structure being constructed with concrete block cavity walls, cut timber roofs and finishing touches including underfloor heating and spacious carports. The properties are to be fitted out to the expected high specification.
The properties come with the full 10 year Local Authority Building Control Warranty (LABC Warranty) for new homes.
Gwithian Towans – The project involved the redevelopment of the site. This involved the demolition of the existing chalet and the construction of a brand new 3 bedroom property for a renowned London Architect.
The property was personally designed by a client with exceptional flair for design, detail and specification. Our team worked closely with him and his professionals to achieve the property he dreamed of on budget and on programme.
With the construction being undertaken during the low season making the property ready for the client and his family to enjoy summer in Cornwall.
The Former Grammar School – This project involved the redevelopment of the site of the former Grammar School in Camelford.
The existing Grammar School was built in 1894 and since closing as a school in the 1960’s had been subdivided into offices. Our team under took a soft strip of the school to allow the clients professional team to undertake a measured survey and produce a scheme that is sympathetic to the old school whilst maintaining the high specification expectations of the client. The existing school has been taken back to its structural element and has been preserved and upgraded into 3 large 4 bedroom apartments. Whilst the character of the building has been maintained our team has worked closely with LABC Warranty to ensure the building will continue to stand the test of time.
Edgcumbe Gardens Newquay – This site in Newquay had been requiring redevelopment following the demolition of the existing property a number of years previously.
The project involves the construction of 10 2 bedroom apartments in two blocks. The blocks are of traditional construction with the main structure being constructed with concrete block cavity walls and concrete planks forming the floors. The main block houses 9 units over three floors with to 10th unit forming a gate house with under croft parking adjacent to the entrance of the site. The apartments are to be fitted out to the clients high specification requirements.
Planning was achieved for the client in October 2016 with our team working closely with the clients and his professional teams to be on site within days of this being granted.
Although we can offer full Premier Guarantee on all our projects, the client choose to make use of our accreditation with LABC Warranty for new builds.
The Former Cricket Club Troon – The project involves the full design and build service offered by IXER Construction.
From the initial meeting with the client to discuss the viability of the project with our commercial manager, to handing the keys to the end purchaser the complete process is being undertaken by our highly experienced team.
Our Design team, have meet with the client to discuss their brief for the design of the project. All architecture is produced in house and all liaison with the planners is undertaken by our experienced designer who ensures all required surveys and reports are produced so when we submit a planning application there will be no delays in working towards a successful outcome.
Whilst we are working towards a successful planning approval our construction team are working in the background to ensure the project is costed, works programmed and ready to start on site within days of achieving planning. Therefore minimising any delay for the client and maximizing their investment.
Planning is programmed for June 2017 with the construction phase starting straight away.
